Mortgage Do's and Don'ts

From application to closing day, here is the short list of what to do — and what to avoid — to keep your loan on track.

Once your loan is in process, small decisions can have big consequences. Print this list, stick it on the fridge, and call Van before you do anything on the "don't" side.

Do

  • Keep paying all of your bills on time, including rent and your current mortgage.
  • Keep copies of pay stubs, bank statements and tax documents handy; respond to document requests the same day.
  • Keep your funds for closing in the same accounts shown on your application.
  • Tell Van right away about any change in income, employment, or marital status.
  • Get homeowners insurance quotes early so the policy is ready before closing.
  • Ask questions. There are no dumb ones when it comes to your mortgage.

Don't

  • Don't apply for new credit of any kind — cards, cars, furniture, or "buy now pay later."
  • Don't close credit accounts or pay off collections without asking first; it can lower your score.
  • Don't make large cash deposits or move money between accounts without a paper trail.
  • Don't change jobs, quit, or switch from salaried to commission or self-employed income.
  • Don't co-sign a loan for anyone.
  • Don't let anyone pull your credit unnecessarily; every inquiry counts.

Follow the list and your file will move through underwriting with no surprises. Break one of the rules and the Simmons Express can still usually get you there — but call first.
